The Wolf Mountain Estates development is so blessed with the quality of people who make up the community and are so enthusiastic about it. They have a Property Owners Association who is very active and involved in not only loving their properties, but doing all they can to increase the value of them. This is a copy of the minutes of the last annual Property Owners Association meeting that might provide helpful information for you.

August 6, 2005


Meeting called to order by President Dave Dunlap, on August 6, 2005 at 1:00PM

Introduction and welcome, particularly to new attendees. New members were introduced to all. President Dunlap thanked the many individuals, the Board, & the Committee Members for their numerous efforts in infusing tremendous community spirit through hard work. Deep appreciation is extended to the Developers for their continued generosity and support in improving Wolf Mt. Estates

Meeting Minutes
2004 meeting minutes approved by acclamation

Treasury Report
Current Assets: $12,863 savings account
167 checking account

Annual Expenses: approx $4,000 electricity, insurance (clubhouse and pond), CPA, IRS, grounds keeping and other miscellaneous items.

Loan Balance: We took out a loan for $89,476 for asphalt paving of Old Fain. The loan is scheduled to be paid off in 3 years.

Treasury report was accepted by acclamation.

Landscape Committee
Cecil Coon reported that new bids for the grass maintenance were taken. The previous maintenance company was again awarded the contract, but at a lesser rate. Mr. Coon will continue to head up the Landscape Committee. Anyone willing to participate should contact him at (828) 494-2982.

Road Committee
Dave Dunlap presented the report on the completion of repaving Old Fain road. By doing the complete length of the road at one time, rather than multiple sections over a period of time, a savings of approximately $60,000 was realized. The cost of the repaving was $139,500. Steve Crowe and the Wolf Mountain Property Association (WMPA) put down $50,000 as the intial payment . A loan in the amount of $89,476 was jointly taken out by Steve Crowe and the WMPA.

Please remember that the speed limit is 20MPH.

Board again thanked Mr. Crowe for doing such a great job maintaining the dirt roads and for the extra mowing that has taken place.




Entryway Committee:
Tom Wilmes presented a forecasted plan for enhancements to the entryway. Monies that were previously budgeted for the entryway were shifted to help pay for the repaving project. Because of budget constraints, Tom presented a 4-phase plan for the entryway.
1. A fence around the entryway has been approved and is in the development stage. Mr Cecil
Coon made a donation which would allow building a fence along the meadow that connects to the
Entryway.
2. Build mailbox addition with stone columns on each side of the entryway.
3. Landscaping of the area past the entryway sign.
4. A security gate, if so desired by residents.
Each phase is projected to be completed at least a year apart, due to the shortage of funding.

Tom provided architectural drawings of the proposed entryway.

Pond Improvement
Dave Dunlap gave a presentation on 2 possible options for the deepening and enlargement of the pond. One option was to double the size of the existing pond and deepen it to 6 feet. The second option was to expand the area into a larger lake. Because of funding and permitting concerns, option 1 was favored.
Dave presented topograhical layouts of the 2 options.

Special Presentation
Past President, Carolyn Curry, made a special presentation and gifted PJ Starnes ,Cecil Coon, and Susan Horvath for their many years of service to the community. They were each presented with an engraved serving tray.

Officers for 2005-2006
The 2005 Nominating Committee consisted of Mr. Jan Graham, Mr. Dave Dunlap and was chaired by
Dr. Kathy McPherson.

The Nominating Committee recommended Dave Dunlap for President., Tom Wilmes for Vice-Presidnet,
Steve Smith for Secretary and Harry Micka for Treasurer. Carolyn Curry, Flo Powers, and Barbara Kroeplin were nominated for Board Member at Large.

Being that no other nominations were made for any of the positions, it was suggested and approved that the full slate of board members be voted upon at with a single motion.

The full slate of board members were approved by acclamation.

By-Law Modification
Dave Dunlap noted the the convenants and by-laws have not been reviewed since 1999. A committee will review the existing convenants and by-laws and suggest if any modifications are needed.
The committee consists of Mr. Jan Graham, Dr. Kathy McPherson, and Mr. Dave Dunlap.

Audit Committee
With the transference of Treasurer responsibilities from PJ Starnes to Harry Micka, an audit committee was established. This committee consists of Mr. Frank Boyles, Mrs. Tina Graham, and Mr. Dave Dunlap.

Security
Tom Wilmes presented security concerns that have been noticed by residents. It was noted that the Sheriff’s department should be called to report each incident. This will provide a formal record of the incident.

The topic of construction crews speeding and littering on our private roads was also discussed. A letter will be developed that will be sent to the builder and the contractor notifying them of fines being imposed for such offenses.

Sponsors are needed for our beautiful banners that we display on our roads. Please contact Jerry & Pat Dashner (494-2683) or Barbara Kroeplin (494-9269) if you would like to be a sponsor. The cost is between $25-$35.
