Minutes to Annual Meeting of Wolf Mountain Estates’
Property Owners Association
August 4, 2007

Meeting called to order by President Dave Dunlap, on August 4, 2007 at 1:00PM

Introduction and welcome, particularly to new attendees. New members were introduced to all. President Dunlap thanked the many individuals, the Board, & the Committee Members for their numerous efforts in infusing tremendous community spirit through hard work. Deep appreciation was extended to the developers for their continued generosity and support in improving Wolf Mt. Estates. A letter to the members from Steve Crowe was read by Mr. Dunlap.

Meeting Minutes
The 2006 meeting minutes were approved by acclamation.

Treasurer’s Report
The treasurer, Harry Micka reported the following:

Dues Collected $35,016.07
Road Impact Fees Collected $1,500.00

Current Checking Balance $1,063.96
Current Money Market Balance $22,189.02
Total $23,218.21

CD for Future Road Repair $5,135.16
Total $28,388.14

Delinquent POA Fees $3,422.50

In addition, he stated that there were approximately 148 property owners. There may be more as it is possible he does not have a record of any new members. He requested all owners to please ensure that he had a record of them and that their information was current. Of the property owners, seven are in arrears for their dues, a total of $3,422.50. Two owners have not paid the road impact fee since starting construction, a total of $1,000.00.

Pond Improvement
Developer Steve Crowe will be requested by his son Jacob to provide a starting date for his work on enlarging the pond.

Trash Collection
Due to the pending closure of the unstaffed Hothouse trash collection site on August 29, 2007, it was decided to provide a collection facility for WMPOA members near the clubhouse, pond, or other possible suitable location. Each member would be given a key to it. Cost to develop it is approximately $3,000.00, and the annual collection fee would be about $2,000.00.

Fire Prevention
It was announced that a fire prevention check list for anyone desiring it was being made available at the meeting.

Mail Boxes
It was also announced that the purchase of 10 additional boxes (one unit), would be sufficient for the WMPOA future needs. Our mail boxes are currently full however we are checking to see if any are vacant or could be vacated.

Road Committee Report
It was stated that there is one more annual payment of roughly $16,000 to be made for the cost of paving the main road. The special fund is now set for road maintenance. The main access roads are now paved. The side roads are not scheduled for paving. The gravel roads are being maintained, graded and the ditches and drains will soon be cleaned out.

Officers for 2007-2008
There were two new board members appointed and approved: Buddy Freeman and Greg Moore to replace retiring members Dave Dunlap and Barbara Kroeplin.
